CHALLENGES: ASC Development of Pittsburgh acquired a site in Shippensburg, PA, negotiated with Wal-Mart as the anchor tenant, and planned to develop adjacent properties for a variety of retail stores. This developer wanted this new center to reflect the design characteristics of two previous centers and provide tenant mix flexibility. SOLUTIONS: This retail center was designed with central 155,000 SF Wal-Mart and two 16,000 SF buildings for small shops. Each wing measured 80 feet by 200 feet, with 40 foot column spacing and a 10 foot deep covered walkway. Central mechanical rooms and a rear 10 foot unpoured slab provided flexibility for tenant restrooms. The facades were based on features of two previous projects by the developer. |
