CHALLENGES: A local hotel franchisee had obtained the first in a planned series of franchises for the Harrisburg West Shore Market. This would also be the first Country Inn & Suites for this franchisee, so it was important that the three story 110 room facility be completed on time and to the franchiser's tight specifications. FP+A was hired as part of a design-build team to fast track the project in time for the summer vacation season. SOLUTIONS: In order to meet cost and schedule constraints, the decision was made to use masonry bearing rather than steel frame construction. This required the complete adaptation of the existing prototype to incorporate thicker demising walls between suites, while maintaining specified room width clearances. The floor plan was locked in quickly, allowing excavation and foundation construction to begin prior to completion of the architectural drawings and receipt of the full building permit. |
