CHALLENGES:

ProLogis, Inc., a national developer and property manager of large "big box" warehouses and industrial buildings, had recently acquired a portfolio of existing buildings in Northeast United States. There were many vacant and soon-to-be-vacant spaces, with very little documentation of existing conditions.

SOLUTIONS:

In three (3) months, over 7,000,000 square feet of lease space was visited, floor plans created, potential building code issues identified and existing drawings catalogued. A desk manual containing each building was produced, including floor plans, area analysis, clrear heights, truck court sizes, loading docks, truck parking, code analysis, aerial views and exterior photos. ProLogis also retained the CAD and PDF files of all this documentation that it could then e-mail to prospective tenants and brokers. As prospective tenants were identified, test fits were developed by FP+A to demonstrate how pallet counts and office needs could be accommodated.
